The NIE guide for LGTBQ+ foreign buyers

The NIE (Foreigner Identity Number) is the tax identifier Spain assigns to non-nationals. Without it you can’t buy property, open a bank account or pay the taxes on the transaction.

What it’s for

  • Signing the purchase title deed before a notary.
  • Opening a Spanish bank account.
  • Paying taxes (transfer tax or VAT, capital gains, IBI).

How to get it

  1. Gather your passport and the EX-15 form.
  2. State the reason (buying property).
  3. Book an appointment at immigration or the consulate.
